Project Management

What it is

We act as the investor’s representative across the entire project lifecycle — from initial preparation and brief development through design, procurement, construction, and commissioning. Senior oversight is maintained at every phase, not delegated away once the project is underway.

Investors who lack the time, technical depth, or industry relationships to manage a construction project effectively on their own need a representative whose interests are fully aligned with theirs. A general contractor works for themselves. An architect works for the design. We work exclusively for you.

Construction Management

Direct management of subcontractors and trade packages. No general contractor.

What it is

Instead of appointing a general contractor who marks up every subcontractor, we manage the trades directly on the investor’s behalf. We coordinate the programme, manage interfaces between trades, and maintain full quality control — without the general contractor margin sitting between the client and the work.

Why it matters

General contractors exist to simplify coordination — but that simplicity comes at a cost: typically 10–20% of construction cost, plus reduced transparency into what things actually cost and why. Direct management removes that layer.

Technical Supervision of the Investor (TDI)

Independent, on-site quality oversight. Your authority on the ground.

What it is

The Technical Supervisor of the Investor (Technický dozor investora) provides independent, on-site quality oversight ensuring that construction conforms to approved documentation, contractual requirements, and applicable regulations. We provide this as a genuinely independent function — not as a formality.

Why it matters

Contractors have an inherent interest in minimising cost and maximising speed. Without independent oversight, quality is the variable that gives. TDI is the structural mechanism that prevents this from happening on your project.

Every significant element of construction is inspected before it is covered up. Deviations from specification are caught and corrected before they become expensive problems.

Permitting & Engineering Support

Project documentation and approvals, navigated efficiently.

What it is

We manage the preparation and submission of planning and building permit applications, coordinate with authorities, and navigate the approval process on the investor’s behalf. We also provide engineering coordination support during design development.

The permitting process is complex, slow, and unforgiving of errors. Delays at the permitting stage cascade through the entire project programme. Experience in preparing documentation and liaising with authorities makes a material difference to timelines.

Construction Site Safety Coordinator (BOZP)

Outsourced site safety coordination — statutory compliance without the overhead of a permanent employee.

What it is

Under Czech Act No. 309/2006 Coll., appointing a construction site safety coordinator becomes a legal obligation the moment two or more contractors work on the same site — and that responsibility rests squarely with the client. Our certified coordinators take on this role in full: from drafting the Health & Safety Plan and submitting the statutory notice to the Regional Labour Inspectorate, through regular site inspections and documentation, to the active management of safety measures during overlapping works.

Why it matters

Act No. 309/2006 Coll. places personal liability on the client for appointing a qualified coordinator. Without a professional holding a valid certificate of competence under § 10, the client faces sanctions from the Regional Labour Inspectorate and direct liability for site accidents. An outsourced coordinator eliminates this exposure without the cost of a permanent hire.
